Most Common Seller FAQs:

1. How much needs to be done to my home before putting it on the market?
It's likely that there is far less that is needed than you might think. The biggest task to work on is simply paring down and keeping things relatively clean. Keep storage areas neatly stacked, as folks will open every door you have! However, people know that more often than not, you ARE still living in this home. They are forgiving of that.

2. How long will it take to sell my home?
This is dependent on the markets current conditions like: inventory, time of year, exposure, and of course price.

3. Is staging really important?
A well staged home can sell up ti 88% faster and at a higher price than homes that aren't staged. But more importantly is to keep the home sparse, clean and if you can, make sure the color pallet is neutral. 

4. Should I be present when the buyers view my home?
NO WAY! The potential buyers will fell like they can't make any comments and may be more aware of you being there and watching them, rather than looking at your home. The homeowner could take offense to something a potential buyer might say because of the emotional attachment to the home. Buyers can see this action as trouble if they decide to make an offer on your home. 

5. What is the agents commission?
Typically, it is 6% of the homeowners selling price. That percentage is shared between the selling and buying agents. Keep in mind when listing your home, agents don't make a regular paycheck, and have to really work hard to get your home sold. They are only rewarded if they can sell your home. If for any reason they cannot, all of the work is done for no payment at all.

Most Common Buyer FAQs:

1. How much can I afford?
There are ways of calculating how much you can afford when it comes to buying a home. Your real estate agent can help with what you are comfortable paying through a mortgage calculator (see above).

2. Can I buy a home and sell my home at the same time?
This is the equivalent of walking a tight rope...but the short answer is, YES you can! Most of the time, you can make an offer on a home with the contingency that you have to make sure you can close on the sale of your own home first. If that doesn't happen, you can ask for an extension instead of allowing the deal to fall though. But ultimately, the final answer will come from the seller of the home you are attempting to purchase. 

3. How many homes should I look at before buying a home?
That is entirely up to you! Some folks know the home they want right away. Others need to see more to compare. At the end of the day, you know when you find it!

4. Will the seller accept less than what they are asking?
This answer depends on a few things. Hopefully, the selling agent priced it according to reasonable comparable homes in the area. Remember, it's not what other homes are LISTED at...it's what other homes SOLD at. If you make an offer too low, you're likely to get a flat out rejection vs a counter offer. It's important to be reasonable when making an offer.

5. How quickly can I close?
Typically, you can close within 30-45 days. There are extenuating circumstances though...timing of an appraisal, inspection, fixes that may need done by the homeowner among other things can play a factor in the timing as well. The due diligence of your agent to stay on top of this process is very important too!
